What we acquire · £1m and above

UK property opportunities with a credible commercial route.

Divitiae screens residential, commercial, conversion, development and land opportunities nationwide against active investor mandates.

Scale alone does not make an opportunity viable. The first screen asks whether the price, income, planning route, costs, title, funding and exit can support a case worth investigating.

Asset scope

Three property classes. One evidence standard.

Residential and multi-unit

Income-producing blocks, residential portfolios, larger licensed HMOs, fractured-title opportunities and other multi-unit assets. Assessed for stabilised cash flow, vacant-possession or reversionary upside, repositioning, break-up, lease re-gearing or title strategy.

Commercial and repurposing

Vacant or underlet offices, retail, high-street mixed-use, light industrial and redundant buildings assessed for existing income, Class MA or other permitted-development routes where applicable, or comprehensive planning repositioning.

Development and strategic land

Consented brownfield and infill sites, part-built or stalled schemes, land assemblies and strategic plots where planning gain, layout optimisation or another evidenced route offers credible delivery potential.

The first screen

What makes an opportunity actionable?

A useful first review needs enough information to identify the real commercial question. That normally includes price guidance, tenure and title, an accommodation or site schedule, current tenancy or income information, planning references, known condition or capital expenditure, and the seller's intended timing.

Missing evidence does not automatically end a review. Hidden assumptions do. Divitiae records what is known, what remains unverified and which missing fact could change the conclusion.

Proof of process

Outside the advertised scope

Scale without a commercial thesis is still noise.

Individual opportunities below £1m

The advertised acquisition mandate starts at £1m. Smaller assets are not the focus of the acquisition-origination service.

Vague or unsupported land claims

A plot described only as having “potential” is not enough. Access, title, planning policy, constraints, services and a plausible use must be capable of investigation.

Headline yield without net-income evidence

Rent must be tested against voids, arrears, service charges, operating costs, management, compliance and foreseeable capital expenditure.

Introductions without mandate fit

An opportunity is not circulated merely because it is available. It must connect credibly with a recorded investor strategy, geography, funding position and return requirement.

Direct answers

UK acquisition criteria

What is the minimum acquisition value?

Divitiae advertises acquisition opportunities valued at £1m and above. There is no fixed upper limit where an opportunity fits an active investor mandate.

Does an opportunity need to be off-market?

No. Selective or direct circulation can matter, but the commercial logic, evidence and mandate fit are more important than an off-market label.

Must development land already have planning permission?

No. Consented sites are considered, as are sites without consent where evidence supports a credible planning route. A vague hope of planning gain is not enough.

Does Divitiae buy property directly?

Divitiae provides acquisition origination, preliminary screening and introductions for criteria-led investors. It does not present itself as the principal purchaser of every opportunity submitted.

Which UK locations are covered?

Relevant opportunities are considered nationwide across the United Kingdom and measured against the geography in each active acquisition mandate.
