Clear written scope
Before a chargeable engagement begins, the service, fee, payment trigger, responsibilities and limitations are set out in writing. Clients know what is being provided and what remains for their professional advisers.
Compliance & client protection
Divitiae uses a documented operating framework for UK property sourcing, opportunity research, initial deal analysis, introductions and client communication. The purpose is straightforward: protect the people involved, make the basis of each opportunity clear and keep decisions anchored to evidence.
The operating standard
Before a chargeable engagement begins, the service, fee, payment trigger, responsibilities and limitations are set out in writing. Clients know what is being provided and what remains for their professional advisers.
Client identity, ownership, authority to act and relevant counterparties are checked on a risk-based basis. Additional information may be requested where the structure, funding route or circumstances require it.
Known facts, assumptions, source material and missing evidence are separated. Material matters are surfaced early so investors can decide whether further legal, financial, planning or technical due diligence is justified.
Relevant referral arrangements, fees and conflicts are disclosed where applicable. Divitiae does not present an introduction or initial analysis as independent legal, tax, financial, valuation, planning or surveying advice.
Personal information and transaction records are collected for defined business and compliance purposes, handled proportionately and retained only for as long as there is a lawful or operational need.
Questions and complaints can be submitted in writing and will be acknowledged, reviewed and answered fairly. Any external escalation rights that apply to a service will be explained in the relevant client documents.
Clear professional boundaries
Property information can change and third-party material may be incomplete. Every investor remains responsible for independent legal, financial, tax, valuation, planning and technical advice before committing.
No property, discount, planning result, finance, timescale, return or completion is guaranteed. Registration or membership details are only published when formally active and capable of verification.
