Agreed contractual rent
The operator agrees to make the payments stated in the contract, including during ordinary gaps in their occupancy, subject to the precise terms.
For London landlords and agents
A professionally managed, longer-term guaranteed-rent arrangement can provide landlords with agreed contractual income and one accountable point of contact.
For a suitable property, an operator agrees to pay the rent set out in the contract while using and managing the property for an approved purpose. You retain ownership and can preserve the option to sell later, subject to the agreed term and exit provisions.

The process
Send the location, type, bedrooms, condition, occupancy, availability and expected rent.
The property is compared with genuine operating criteria. Not every property or proposed use will qualify.
Rent, term, permitted use, repairs, access, payment protection, break clauses and exit arrangements must be clear.
Both sides should complete appropriate legal, financial, insurance, licensing and compliance checks before signing.

“Guaranteed rent” refers only to an operator's contractual payment obligation where expressly agreed. Divitiae does not itself guarantee payments, occupancy, property condition, an operator or an agreement. Suitability remains subject to contract, permissions, compliance checks and independent professional advice.
